Project overview

Provectus supported the transformation of a former gasworks and railway sidings site into a new residential-led development. With a legacy of hydrocarbons, asbestos, and heavy metals, plus proximity to sensitive Network Rail and London Underground assets, the project demanded a highly controlled remediation and enabling works package.

Key Challenges

  • Hydrocarbon, metals, and asbestos contamination.
  • High risk of unexploded ordnance (UXO) due to historic railway sidings.
  • Live constraints working alongside Network Rail and LUL assets, including high voltage cabling.
  • Temporary works designs required adjacent to Jubilee Line and C2C viaduct.

Our approach

  • Developed a Materials Management Plan to maximise reuse of site-won soils.
  • Excavated and levelled 56,000 m³ of soils, re-engineered 32,000 m³, and disposed of 9,500 m³ safely off-site.
  • Installed 21,000 m² of 6F2 piling mats for foundation works and pedestrian bridges.
  • Completed UXO clearance using a rig-mounted magnetometer under specialist watching brief.
  • Delivered Category 2 and 3 temporary works designs to protect adjacent rail infrastructure.
  • Worked under HV supervision to safely excavate around Network Rail’s assets.
